The goal is not to make public data look more precise than it is. Every report documents what is included, what is excluded and where interpretation should remain cautious.
Commercial Leasing Pulse
The first live signal uses Dubai Land Department rent-registration exports. We are interested specifically in newly registered physical commercial premises.
Virtual units and multi-property registrations are excluded. Commercial subtypes such as Office, Shop, Warehouse and Hotel are retained for analysis.
Why area-level analysis comes first
Area coverage in the rent data is much more complete than project attribution. In addition, one lease event can occasionally appear against multiple project names. We therefore treat area as the primary geographic unit and use project-level attribution only where it is unambiguous.
Deduplication
The public weekly rent export does not expose a stable contract identifier. When rows are identical across the lease-event fields but differ only in project attribution, they are treated as one lease event for area-level counts.
What “movement” means
With only a few weeks of history, a sharp increase or decrease is described as a weekly movement, not a structural trend. Longer history will allow each location to be compared against its own seasonal and historical baseline.
Residential side signals
Residential analysis uses single-property physical Unit/Villa registrations and is kept separate from the commercial publication. The hypothesis is that repeated new-tenancy registrations may eventually help identify occupancy, handover or mover activity.
Data provenance
Current reports are built from Dubai Land Department open real-estate data collected and reconciled by us. The long-term ingestion plan is to pull directly from the official DLD source and preserve immutable daily snapshots so the publication does not depend on a third-party dataset.
Corrections
Public source data can be revised. UAE Activity Pulse may update historical figures when a later official export changes recently published registrations. Where revisions materially affect an earlier conclusion, the report should note the correction.
